Am I responsible for utilities, such as Electricity, Heat (gas or electric), water/sewer/trash?
In most cases, tenants are responsible for all utilities.
Can I pay my rent electronically?
3G Properties offers online rent payments through the Tenant Portal. There is a convenience fee of $1 for each transaction.
Do I need to purchase Renters Insurance or do you provide it?
You must purchase Renters Insurance within 5 days of move in and provide 3G Properties with proof of insurance within 15 days of move in.
Do you change locks at no charge between the moving out and moving in of tenants?
Tenants are not charged for lock changes prior to moving in or after move out. If a tenant requests a lock change during the lease term, the tenant is responsible for the cost.
How do I notify you of emergency repairs during the workday, on weekends, and after office hours?
All requests for repairs must be in writing and submitted via the tenant portal or email. 3G Properties has a 24-hour emergency number for after hours, weekend, and holiday emergencies.
How much advance notice will I receive before your staff comes to make repairs or conduct an inspection?
In most cases, 3G Properties will give you a 24-hour notice before entering the property.
How much is the security deposit? When must it be paid? When is it returned?
The security deposit is based on your credit score. For applicant’s with a FICO credit score of 600 or above, the standard security deposit is equal to one month’s rent. The security deposit must be paid at the time of lease signing. At move out, we have 30 days to account for and return any security deposit funds not used for repairs and maintenance caused by tenant damage or neglect. THE SECURITY DEPOSIT IS NOT YOUR LAST MONTH’S RENT AND CAN NOT BE USED FOR THIS.
Is notice required to terminate or renew the lease, or will it automatically renew for another year? When must notice be given and in what form?
Your lease will not automatically renew. 3G Properties requires written notice of termination or renewal 60 days prior to the end of a lease term.
May I sublet/or assign my lease? (That is, may I allow someone else to rent the apartment if I move out before my lease is over?)
You may sublet/assign your lease only at the discretion of your landlord and 3G Properties. The sublet/assign tenant must submit an application along with fees and be approved as any other tenant would be. You will be charged a fee equal to 50% of one month’s rent if you bring an approved replacement tenant. If 3G Properties or your landlord finds a replacement tenant for you, you will be charged a fee equal to 100% of month’s rent.
Must prospective tenants submit an application for a lease? Is a fee required with my application?
All potential residents who are 18 years of age and older must submit a tenant application even if they will not be named on the lease as a responsible
party. A copy of the applicant’s driver’s license or government issued photo ID must be submitted with the application along with a non-refundable
application fee of $45.
Where and when must rent be paid? If rent is paid after that date, do you charge a late fee? If so, how much is it?
We receive rent payments online through the Tenant Portal or by deposit to our Chase Bank account at any Chase branch. Rent is due on the first day of the month and late if paid after 11:59 p.m. on the second day of the month. Late fee is $100 for the third day of the month and $10 a day for every day thereafter.
