April Fools' Day is celebrated annually on April 1st and is known for the tradition of playing practical jokes and hoaxes on friends and family. The day is marked by the revelation of the trick with the phrase "April Fools!" It is believed to have originated from various customs, including the change of the calendar in the 16th century, which led to some people continuing to celebrate the new year in spring. The day is recognized in many countries, and the types of pranks can vary widely, from simple jokes to elaborate hoaxes.
Here are some April Fools' Day pranks you can stage:
- Create Brussels sprout cake pops that look super-appetizing but become quite the surprise at first bite!
- Fill up a doughnut box with veggies inside and listen for the reactions near the break room at work!
- Put superglue on a coin and stick it onto the sidewalk. Then point out the coin to the person you're trying to trick to have them pick it up. They'll be stuck in a sticky situation.
- Text your friends and family song lyrics pretending you're having a bizarre conversation.
REMINDER: WORK ORDER POLICY
The Maintenance Department consolidates work orders to minimize the amount of trips to your homes and exposure of Covid, Flu and other viruses.
Please ONLY SUBMIT ONE
WORK ORDER every TWO MONTHS for non-emergency/non-essential repairs. This one work order can have multiple items listed. If multiple work orders are submitted multiple times within 2 months for non-emergency/non-essential repairs, maintenance will cancel the request.
If you are having any sickness and/or virus symptoms, please inform our Maintenance Department when they coordinate your work order appointments. Please submit your repairs that are non-emergencies/non-essentials through your portal.
As a reminder your lease states the following about work orders:
For emergencies only, please call (940) 262-0091 Ext 1002 to leave a voicemail. Messages left will be checked after hours and on weekends. Please submit a work order so we have written documentation. We WILL NOT process a work order request without your written work order first through your tenant portal.
Photos must also be uploaded to support your maintenance requests.
Maintenance emergencies are:
- Water Leaks (shut off water immediately)
- Heat is out and it is below 55 degrees
- AC is out and it is above 85 degrees
- Toilets: None are working (not just one)
- Sewage backup throughout (not just a clogged drain)
- Broken windows and doors (not lockouts) If this is a lockout, you must call a locksmith and report this to maintenance via a work order once our office is open.
- Electrical: Outages (not caused by the power company or weather related) that affect major parts of the home
The HVAC systems can only perform within a 20 degree differential. If it's 100+ and you want your house to cool to 70 then you might want to invest in a portable a/c unit that you can move from room to room to create an even cooler environment.
We do not handle anything other than emergencies on the weekend and after hours. If it is non-emergency it will be handled the next business day.
If you are ever locked out of your rental property, it is your responsibility to contact and pay for locksmith services. This is not a maintenance request (see above).
Do NOT pour oil or grease down any drains including garbage disposals to prevent clogs and repairs being charged back to tenants due to misuse.
“Flushable” Wipes — and Almost Everything Else — Are Not Flushable. Here is a simple truth. Sewer systems were designed to handle two things — human waste and toilet paper. Flushing wipes increases the chances that the pipes will get blocked and cause serious problems for the sewer system in general. Repairs caused by misuse will be charged back to tenants.
LEASE REMINDERS
DUE TO LIABILITY, UNDER NO CIRCUMSTANCES SHOULD ANY TENANT OR OCCUPANT ACCESS THE ATTIC OF THE PROPERTY FOR STORAGE OR ANY OTHER PURPOSE. You are not allowed to change your AC filters if they are located in the attic space or above 6 feet from the ground.
No temporary or above ground pools of any kind or trampolines are permitted on the property per your Lease Agreement, paragraph 12D.
If you have an addition to your family, i.e. new baby, please let us know so we can add them as occupants. We will need their name and date of birth. Any occupants 18 or older are required to complete a rental application for approval prior to them moving in.

REMEMBER TO KEEP YOUR RENTER’S INSURANCE POLICY CURRENT AND UP TO DATE! All tenants and occupants 18 years and older must have renters' insurance.
3G Properties Group should be named on your policy as an “additional interest” so your insurance company will automatically send us your proof of insurance and any changes or updates. If all tenants are not named on the insurance policy or we do not have a copy of your policy on file, there is a mandatory $15 landlord’s liability insurance policy charged to your rental property each month to be included in your rent payment. Tenant’s personal property is not protected unless Tenant has their own RENTERS INSURANCE.

ALL ANIMALS MUST BE APPROVED
Per your Lease Agreement, all animals must be approved prior to bringing them onto the rental property. This includes assistance and support animals. Prior to having an animal or pet, please contact office@3gpropertiesgroup.com so you can be assisted with the approval process. National Burrito Day in 2025 is on Thursday, April 3. It is celebrated on the first Thursday of April each year, paying homage to the delicious tortillas stuffed with meat, cheese, beans, rice, vegetables, and sauces.

The Easiest Burrito Recipe - The Seasoned Mom
This is truly the easiest burrito recipe to make at home — and they're freezer-friendly! Keep a stash in your kitchen and you can satisfy your Mexican food cravings any night of the week.
Ingredients
- 1 lb. lean ground beef
- 1 (1 ounce) packet taco seasoning mix
- 1 ½ cups refried beans (or 1 ½ cups drained and rinsed black beans)
- ¾ cup corn kernels
- 3 cups cooked rice (I like to use Uncle Ben's microwaveable Ready Rice for a quick option)
- 6 large (10-inch) flour tortillas (I like to use Mission brand "burrito size" tortillas)
- 1 ½ cups shredded cheddar cheese
- Optional garnish: finely diced red onion; lettuce; diced tomato or salsa; sour cream; fresh cilantro; avocado or guacamole
Instructions
- Preheat oven to 350° F. Spray 9 x 13-inch baking dish with cooking spray and set aside.
- Cook beef with taco seasoning mix, according to seasoning package instructions.
- To prepare 1 burrito: spread ¼ cup beans down center of tortillas; top with ½ cup rice, beef, 2 tablespoons corn, and ¼ cup cheese.
- Fold in opposite sides of each tortilla, then roll up, burrito style. Place, seam-sides down, in prepared dish. Repeat with remaining ingredients to prepare 6 total burritos.
- Cover with foil and bake for 25 minutes (until heated through). If you are baking the burritos from the refrigerator while they’re still cold, it will take about 30-35 minutes for them to heat through.
Notes
To Freeze:
Freeze the burritos in individual servings by wrapping each burrito in aluminum foil before baking. Then just remove one (or more) burritos from the freezer when you’re ready to eat.
To bake individual foil-wrapped burritos straight from the freezer (while still frozen): Place foil-wrapped burrito on a baking sheet and bake at 350 degrees for 45-55 minutes.
