winter storms to help protect your properties. We have sent out helpful freeze warning
notices a few times to all tenants and have winterized vacant properties. We have asked
that tenants report any issues to 3G Properties immediately. Stay warm and safe out there!
 


Texas leads nation in population growth for
14th consecutive year.


SAN ANTONIO (Houston Chronicle) – Texas led the nation in population growth again in
2024, according to new data released last month by the U.S. Census Bureau, marking at
least the 14th year in a row that Texas has added more residents than any other state in the
country.
Texas added over 560,000 residents in 2024, according to the bureau’s latest population
estimates. That’s nearly 100,000 more than second-place Florida, and more than twice as
many new residents as California, which was third in population growth.  
The Lone Star State is now home to over 31 million residents, a nearly 2 percent increase
from 2023 and over 7 percent jump since 2020. Only Idaho and Florida have grown at
higher rates since 2020, Census data show.  
Texas’ growth rate of 1.8 percent was also third-highest in the country.
Texas State Demographer Lloyd Potter said that Texas’ relative affordability, coupled with
its growing economy and the job opportunities that come with it, have made the state a
destination for over a decade.
“Relative to other states, Texas is still affordable,” Potter said. “We don’t have income tax,
so those factors—the jobs that we have, the affordability and the overall quality of life in
Texas—make it an attractive place for people to move to.”

$200M mixed-use development with surf park
anticipated for McKinney
 



McKINNEY ( ConnectCRE ) – The city is pursuing an agreement with Cannon Beach for a
$200 million multi-use development.
The project is expected to break ground in 2025 at the corner of Stacy Rd. and SH 121.
The 35-acre project will have a four-acre surf lagoon, a full-service resort-style hotel, and
dining, entertainment, and business spaces. 
The resort will have lounge areas and cabanas with food service and will connect to the
surf lagoon and a host of water-focused attractions, including cliff diving. 
Other attractions such as skateboard park, movie theater, bowling alley, health club, and
indoor recreation facilities are expected to surround the resort and lagoon.
The first phase—the wave-making lagoon—is anticipated to open in 2026.


Plano’s Children’s Health completes 395K-sf
expansion


PLANO ( ConnectCRE ) – Children’s Health has opened its 395,000-sf new patient tower on

its 14-acre Children’s Medical Center Plano campus.
The tower adds 140 universal and ICU-capable inpatient beds, increasing the total to 212. 
The campus expansion doubled its emergency room with 48 exam rooms.
The project also expanded state-of-the-art imaging and radiology capabilities with
advanced MRI, CT, PET, CT, and SPECT/CT scanners, as well as expanded X-ray and
ultrasound equipment.
Construction on the facility, designed by HKS and built by Vaughn Construction, began in
2021.

and/or 3G team, this can cause significant problems. We expect to pay your
vendor through our system so all of your annual expenses are reflected on your
